Building or buying new construction in Austin? Here's what you need to know about flooring choices, builder-grade vs. upgrade options, and what actually adds value.

Austin's new construction market is booming β from production builder communities in Pflugerville and Hutto to custom homes in West Lake Hills and Barton Creek. Flooring is one of the most impactful choices in a new build, and it's also one of the areas where builders most aggressively cut costs.
When a production builder offers 'LVP throughout' as a standard feature, they're typically using 6β8mil wear layer LVP that retails for $1.50β$2.50 per square foot. This product looks acceptable on day one but shows wear within 3β5 years in a normal household. Builder-grade carpet is similar β thin pad, low-grade fiber, needs replacement within 5β7 years.

For Austin new construction, our standard recommendation is premium LVP (COREtec Plus or Shaw FloortΓ© Pro) in a wide plank warm oak tone for the main living areas, large format porcelain tile for bathrooms and laundry, and engineered hardwood for primary bedrooms in luxury builds.
