LVP has a quality spectrum that spans from $1.50 per square foot big-box store products to $8+ per square foot premium commercial-grade planks. The difference is not just price — it is wear layer thickness, core stability, print resolution, and warranty backing. In Austin's climate, where homes can swing from 68°F air conditioning to 105°F summer heat when HVAC is off during a vacation, dimensional stability is critical. Cheap LVP expands and contracts enough to cause buckling, gapping, and squeaking. Premium LVP stays flat. We have installed enough of both to know exactly which brands hold up and which ones generate callbacks.
COREtec is our most-installed LVP brand for residential projects. Their Plus and Pro series use a cork underlayment attached to the plank, which adds warmth underfoot and sound absorption — both important in Austin's open-plan homes. Shaw Floorté is our second most-installed brand, particularly the Floorté Pro series with its 20-mil wear layer for high-traffic areas. For budget-conscious projects, we use LifeProof from Home Depot's commercial line — not the standard retail version — which offers a 12-mil wear layer at a competitive price point. We do not install Pergo LVP or any big-box store house brands on our projects. The warranty support and product consistency are not there.
When evaluating LVP for your Austin home, focus on four specifications: wear layer thickness (minimum 12-mil residential, 20-mil for pets or heavy traffic), total thickness (6mm minimum for comfort underfoot), core type (SPC rigid core for stability in Austin's temperature range), and warranty length (25 years minimum residential, lifetime commercial for premium products). Ignore the marketing language about waterproof — all LVP is waterproof through the plank itself, but water can still get under the floor through seams if there is standing water for extended periods. The quality of the locking system determines how water-resistant the seams are.

Entry-level products with 12-mil wear layers run $6–$8 installed. Mid-range products with 20-mil wear layers and attached underlayment run $8–$10 installed. Premium products like COREtec Pro Plus or Shaw Floorté Elite run $10–$12 installed. These prices assume a clean, level subfloor. Significant subfloor repair, demo of existing flooring, or complex layouts add to the total.
